Cancellations & Refunds

We have a firm cancellation policy. 100% refund up to 30 days before arrival and 50% refund up to 14 days before arrival.

Terms & Conditions

General Conditions - Lomani Eleven  

A full list of Terms & Conditions are available through our property manager, Sanctuary Services.

Check out: 10am (unless another time is arranged)
When your stay is completed and you are ready to check-out please ensure :

  • All windows are locked and blinds / curtains closed

  • All Air Conditioning and fans turned off

  • All outdoor doors are locked

  • All lights are turned off 

  • All small appliances are turned off 

  • All used and dirty towels and linen are on the bathroom floors 

Please try to leave Lomani Eleven as you found it (clean and tidy) and please follow our instructions for the safe return of keys and the garage door remote.  

Children All balcony doors are fitted with security locks. Please make use of these locks to ensure that young children are not allowed on the balconies unless supervised by a responsible adult. We recommend that balcony doors be locked when not in use as a security measure. Children below 13 years are not allowed in the pool unaccompanied.

Damage to the house and property (incl. breakages) : If, on arrival, you notice any existing damage or breakages within the premises, you must report your concerns re the condition of the property to us as soon as possible. Otherwise it is agreed that all is in order with the premises. Please also report any damage or breakages incurred during your stay. 

Extra Cleaning Charge: We reserve the right to charge you an extra cleaning charge to cover the reasonable cost of additional cleaning and rubbish removal should the premises be left in an unsatisfactory state. At the end of your stay, all dishes are to be returned to the cupboards clean, all rubbish and recycling is to be removed, the fridge is to be emptied and all furniture is to be returned to its original location.

Please do not dispose of any female hygiene items or baby wipes in the toilet, please dispose of these in the rubbish bins. 

Please utilise all the cleaning products supplied during your stay and wipe up any spills when they occur.  

Shoes: No shoes within the house please.

Smoking: No smoking inside the home. 

Quiet Time:  Please respect our neighbours and keep all noise inside and outside our home to a minimum between 9pm and 7am. 

No Parties: If guests are found to have had a party guests will be responsible for extra cleaning charges. In the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.

Noisy Neighbour Hotline: We are a member of The Holiday Letting Organisation which operate a Noisy Neighbour Hotline in Byron Bay. They will respond to any noise complaints made by neighbours, residents, and other holiday makers. If a complaint of excessive noise or anti-social behaviour is received, security will be dispatched to investigate and may result in a $200 call-out charge. A report will be received by the Sanctuary Services office with information as to whether a fee has been charged. This fee will be taken from the guest’s security deposit and is non-negotiable. If a second security call out is received at any time during the guests stay, all guests at the premises will be evicted from the premises immediately by security without a refund of rent or bond. 

Extra Guests: If you do require extra people to stay please let us know so we can do our best to accommodate your request. In some situations, we can set up extra bedding for a small fee if requested.

Fragile and Display Items: Please do not touch or use fragile items, including the “display only” surfboards inside our home. 

Window and Door Security: For the safety of our home and your property, and in case of bad weather, please close and lock all doors and windows when you leave the property. 

Pets: Pets are not allowed on the property. 

Furniture: Please do not re-arrange our furniture. No outdoor furniture is to be moved inside and no inside furniture is to be moved outside. No candles please.

Additional Policies

18 and Under: No reservation will be accepted for people 18 years and under unless accompanied by a parent for the entire stay. 

Special Events Policy: Please note that we do not accept Hens Parties or Bucks Parties, or Schoolies in any circumstances.

Electricity: We are all trying to do what we can for the environment, so please help us all “go green” by turning off all electrical appliances – especially the air conditioning – when not in use and when you vacate Lomani Eleven at the end of your stay, If you don’t use all of the towels and bedding please don’t put on the floor to be washed. Thank you!
